CAVE CITY, Ark. – As the community works tirelessly to recover, Cave City is transitioning from the initial recovery phase into a rebuilding effort that will shape the town’s future for years to come. While cleanup continues and residents navigate insurance claims and property decisions, city officials are laying the groundwork for an orderly and sustainable rebuilding process.
Mayor Jonas Anderson and the Cave City Planning Commission are emphasizing the importance of following established zoning codes and land-use regulations to ensure a cohesive and safe redevelopment. A comprehensive plan, zoning map, and zoning code—initially introduced in 2018—are now in effect to guide the rebuilding process.
Key Information for Rebuilding
- Manufactured Homes: Property owners who lost a manufactured home in the tornado can replace it with another manufactured home on the same property. However, Mayor Anderson encourages residents to explore safer, longer-lasting alternatives such as purpose-built tiny homes or modular homes.
- Traditional Homes: Homeowners may rebuild a traditional house, modular home, or a purpose-built tiny home on their lot. Storage sheds are not allowed as primary residences under previous ordinances.
- Vacant Property Redevelopment: Those purchasing vacant lots must adhere to the city’s zoning code and land-use regulations. The zoning map and additional resources are available at Cave City Planning Commission.
- Consultation Before Building: Residents and developers are encouraged to meet with Mayor Anderson or city officials before beginning construction to ensure compliance with local guidelines. The focus is on smooth and efficient rebuilding rather than excessive permits and paperwork during this time.

Local licensed contractors are urged to submit their business and contact information to City Hall for inclusion in a public directory to help connect them with residents in need of rebuilding services.
